5/9/12-We are finding it very difficult for our buyers to purchase the first few homes they choose to make offers on….The inventory of homes is very low currently in our multiple listing service, prices are starting to increase, and there are many cash buyers willing to waive all contingencies. Even when we are representing the cash buyer, almost every offer comes back with a multiple counter offer asking for each offeree’s Highest and Best offer. With persistence, patience and in educating our buyers, eventually we find that they will have a strong offer accepted.
This is a great time to list your home as you won’t have the usual competition. We are finding that if your home is priced right (“right” being somewhere in the comparable sales range), it is likely that you, too, may have multiple offers on your home.
